Top 5 Mistakes For New Investors

Real Estate Investing Should be Simple. Don't Over Complicate the Process
After almost 20 years of investing in real estate, I can tell with 100% certainty that real estate investing is quite simple. It's easy to get bogged down in complicated formulas and get rich quick secrets that leave you paralyzed by over analysis. Here's what actually works:

Look for homes in quality middle class B neighborhoods. These will always attract quality tenants. Ensure your home is of sufficient quality to attract the long-term tenants you want. Hold the house forever allowing the power of compounding to pay the mortgage down over time with rental income while simultaneously enjoying price appreciation in the value of your home. Nothing is more powerful.

Understand the Power and Importance of Incremental Growth Over Time. 
Time is easily the most invaluable component of successful real estate investing, yet it is often the most overlooked. We hear about all the overnight riches made through various flips and options, but in reality this does little to guarantee solid income for your future retirement years.

Proper real estate investing harnesses the power of debt and leverage which over time slowly converts to equity. When given 15-20 years this simply, low stress process not only creates substantial monthly income, but also  creates a fully liquid, saleable asset worth many times what you originally invested, giving you the option for massive cash payouts.

Getting Started Too Late In Life
Ideally we would all be buying our first investment property in our 20's, sadly this is not how life usually works out.  The reality however is still quite good for most of us. In as little as just 15 years you can transform the cash flow and equity of most investment properties. In 15-25 years you literally create cash printing machines.

​The key takeaway here is to start as soon as possible. Stop worrying about market factors, political climate, or anything else that's been getting in your way. Get into your first property. Take that first step.

Chasing High Yield / Cashflow Properties
When something looks to good to be true it usually is. 9% or 10%+ cap rate properties are available, we see them every day, but we wouldn't touch them with a 10 foot pole. High yields of any invest vehicle come with more risk. This added risk is what increase the reward to the investor who is willing to play that game. 

In the world of real estate high yielding typically means run down properties in low income areas, serving low income or subsidized tenants with extremely high maintenance costs.  Now we're not saying these are not great investments for some, but not for us. We prefer wonderfully stable, low stress homes and tenants that allow us to sleep soundly night after night as our equity builds and cash flow grows.

Fear of Failure and Tenant Horror Stories
We've all heard the stories about tenants from hell that destroy their homes, toilets that clog at 2:00 am, or the never ending fight to get rent paid. These are all valid stories, but far from normal.

When you focus on wonderful quality middle class area homes, you tend to attract wonderful middle class people. How often does the toilet in your own home get clogged so bad it needs a plumber? The reality is your investment home should perform just as well or better than any other quality home with quality tenants. Maintenance is normal and required to keep your property in excellent condition, and when mechanical elements break, a quick call from your property manager looks after the rest.
