Our Story

Owner David Shaw's journey in real estate investing and sales started back in 2005. Having discovered what he felt was a unique buying opportunity in the South west Florida I-75 corridor, he began scouring the area for investments that fit his clientele's profile.    

In the early days David was primarily involved in sourcing preowned homes that could be converted into reliable income producing vehicles. Hundreds of properties later, this continues to build wealth and provide positive cash flow for his clients. 
As time went on, David evolved his business to include complete renovation and rehabilitation of preowned homes for his clients. David was able to take neglected homes and transform them into like new condition homes for a fraction of what a typical investor would spend to complete this task.  Thanks to the efficiencies enjoyed by renovating hundreds of homes a year, his trusted team is able to renovate to exceptional standards in record short timelines.

David Shaw Director/Owner
  • Founder of Torcana / West Florida Invest.
  • Tampa based full time Real Estate Investor since 2008.
  • Deep career in construction project management before turning to full time real estate investing and remodeling.
  • Extensive real estate experience in the US and overseas with exposure to Germany, Bulgaria, UK, Ireland, Argentina and Panama prior to working full time on US assets.
  • Rehabbed and sold over $35 million dollars of properties to investors throughout the US
  • Now working on practicing what he preaches and aiming to retire with ample secure passive income from rentals.

Clark Lunt – General Manager
  • A graduate of Oklahoma State University with a bachelor’s degree in Communications/Journalism.
  • Has been Investing passively in real estate since 2006 and full time in Tampa Bay area since 2015.
  • Has a portfolio of long term rental properties ranging from C class lower value, higher cash flowing assets to nicer B+ rentals with much higher equity upside, lower brain damage.
  • Extensive experience in sourcing 175-200 properties since 2015 with an emphasis on "direct to seller, off market" through buy & resell model totalling over $20 million.
  • He enjoys spending time at the beautiful beaches of SW Florida & always trying to maintain a healthy lifestyle while still having fun.

Director of Investor Strategy and Sales
  • A graduate of the University of South Florida with a master’s degree in Business Administration (MBA), and a Realtor since 2002, Apple brings her financial, strategic, and marketing background to our West Florida Invest team.
  • Previously she made her mark in the music and television industries, the world of fine art, and the global wireless telecommunications industry.
  • A Florida resident for many years, Apple has strong family ties to both the east and west coasts going back three generations. As a result, she has a comprehensive understanding of the many builders, developers, and fine communities available throughout the state.

​Carolyn Lallemand Investor Strategy and Sales Manager
  • A Florida native with family on both the Atlantic and Gulf coasts, Carolyn is familiar with the history, markets, and economies of the state.
  • After her career in the direct marketing industry, which included 3 director level positions, she transitioned to the international wireless telecommunications industry, where she first worked with Apple.
  • Carolyn began her career in Real Estate in 2004 selling new construction for developers. She spent 8 years as a property manager for multi-million dollar condominiums, before returning to new construction real estate sales with West Florida Invest.

​Sheena Berry Director of Operations
  • A licensed Realtor since 2019, Sheena joined Apple in 2017 and then transitioned into the position of Director of Operations for West Florida Invest in 2020.
  • Before Real Estate, her 17-year career in a national telecommunications company included various positions of Sales, Customer Service, Technical Support, Training, and Executive Support. 
  • Integral to the West Florida Invest Business operations, she manages all systems, processes, and coordinates the entire sales transaction from Contract to Close. She is always available to answer any questions you may have.

Anthony Galarza Acquisitions / Project Manager
  • Business Management degree from Southern Connecticut State University and has been based in Florida since the mid-1990’s.
  • Obtained Florida Real Estate license in 1998. Experienced in all aspects of residential property including construction, leasing, budgeting, sub-contracting, and property management.
  • In addition to working for many years as a property manager, Anthony has an investors mindset, and has personally purchased, renovated, and managed his own rental properties in the Tampa area.
